The development reflects the city’s demographic evolution, with senior living emerging as a prominent and fast-growing asset class amid declining birth rates and increasing life expectancy in Bengal.
Industry data supports this momentum — India’s senior living sector is expected to grow at a double-digit pace over the next decade, according to Mordor Intelligence. Even as Kolkata’s overall residential sales dipped 10% QoQ in Q2 2025, demand for premium riverfront projects and purpose-built senior communities remains strong, signalling changing lifestyle aspirations and market maturity.
Local property experts note rising buyer interest in wellness-focused and community-oriented living formats. Kolkata’s cultural preference for community life and its tradition of riverside residences make senior living by the Ganges particularly appealing. Market watchers believe such projects could spur a new wave of lifestyle-led real estate investment in the city. Developed in partnership with Primus Lifespaces, the project promises secure, wellness-driven living, dedicated healthcare services, active-ageing amenities, and river-facing homes. “We aim to redefine senior living… offering dignity, independence and serenity,” said Keshav Agarwal, Director, Srijan Realty. Consultant nutritionist Hena Nafis added that senior-centric communities are now a “future-ready investment category.”
